Move in a Commercial tenant
Note: You should be familiar with moving in a residential tenant before attempting Commercial Tenants. This instruction page will mostly describe the setup that is involved with correctly setting up the various aspects unique to Commercial Tenants. To familiarize yourself with the move-in procedure, please see Move in a Tenant.
Rent Magic allows for all types of commercial building setups. Among others, this includes Industrial, Commercial, Office, Retail and even mixed-use buildings. Mixed-use buildings are possible because the system does not require you to categorize what kind of building it is, rather, you are able to set each unit individually. See Add a unit for more information on creating, categorizing and naming units. You will also be able to decide at any time whether you want to set your tenants on gross-leases (TMI/CAM included in Base-rent) or net-leases (CAM/TMI charged separately). The main thing to note here is to select the style that bests represents the unit and to enter the square footage (or square meters).

Step 1 - Move in the Tenant
Please see Move in a Tenant for this step as moving in a Commercial tenant is identical to moving in a residential tenant.Step 2 - Set up the tenant's info
Because this is a Commercial Tenant, you will notice a few differences on the Main Information screen:
Starting at the top; when entering tenant detail, instead of double-clicking, right-click your mouse on any part of the white area.

This will allow you to fill in some dedicated info for the commercial entity - typically a business. You also have the commonly found "Add new Person" if you require the addition of more names.
Step 3 - Set Rent
To set Rent charges, you have two options. You can either enter an amount in the Rent Charge field or you can enter the step-up lease details based on your lease under the "Lease" Tab ...

...and then clicking on "Details" to get to this screen:

There are 3 parts to fill in:
- 1st lease period start date
- 1st lease period end date (ManageUDA defaults to one year for convenience)
- Yearly per square foot/meter rate
Click OK - On the dates you put in the rate changes, ManageUDA will automatically update the rent to the new rent.
NOTE - If you enter a different rent in the "Charges" Tab, it will be ignored and the rent entered in the step-up lease builder will take precedence.
Step 4 - Set CAM/TMI amount

Step 6 - Finish the setup
On the "Other Information" screen fill in the start date.If you want to enter Parking, enter it on the "Parking" screen
If you have a formatted lease stored in ManageUDA, you can print it now. See Main Tenant Information
Click Save
