Security deposits are miscellaneous deposits you collect from tenants. Examples would be a locker deposit or a garage door opener deposit. Instead of lumping it under one security account, using the instructions below, you can set defaults in ManageUDA to automatically create transactions with the accounting double-entries preset.

Create a Security Deposit
- Select Security Deposits from the Building Management menu.
- Type in the name of the security deposit and select the holding account. The actual account number of the account selected is set in the Company Defaults.
- This creates three new transaction types, under the Deposits submenu of the Add Transaction screen.
Transactions created
For example, if you created a new deposit called
Garage, the three transactions would be
To Garage,
From Garage, and
Garage Paid.
- To Garage transfers money from the tenant balance into the garage account (the tenant balance increases).
- From Garage transfers money from the garage deposit into the tenant balance (the tenant balance decreases).
- Garage Paid deposits money directly into the garage deposit (you received money from the tenant for the deposit) without affecting the tenant balance. Note: There is no need to perform a To Garage if Garage Paid is used.
